What time are check-in and checkout?

Check-in is at 4:00pm and checkout is at 10:00am.

Are early check-in and late checkout available?

After booking, you will receive a link to request a 2-hour early check-in or late checkout for a small fee. This request goes to our cleaning team who will approve it if they can accommodate it in their schedules that day.

Our Kanab properties do not allow pets. Our Heber-Overgaard cabins do allow pets for a fee of $50 per pet per reservation. (Pets are not to be left in the cabin unattended unless in a crate. Please bring your own blankets/towels for your pet. Pets are not allowed on furniture.)

How far are the properties from the nearby National Parks?

Kanab, UT is about a 40-minute drive to the East entrance of Zion National Park, about 1 hour 20 minutes to Bryce Canyon National Park, and 1 hour and 30 minutes to the Grand Canyon North Rim. Heber-Overgaard, AZ is about an hour drive to the Petrified Forest National Park.

We absolutely love the cabin! We’ve stayed at multiple cabins here and this one is our favorite!!! It’s only one room so we were on a trip without the kiddos this time and it worked out perfectly. We like being by the highway and seeing some of the rigs going by. We saw deer right by this cabin last time we were here. Beautiful views at night and a nice area to walk. You can see the Byson Ranch across the street and it’s cute to look at. They seem pretty busy that’s why we choose to stay here. Try the local cafes and market they are great! Thanks for another great stay! Our only thoughts would be to update some of the furniture outside because my husband is 6’4” and couldn’t sit on any of the delicate furniture outside. I think having some extra pillows available in the cabin would be helpful and it would have been nice if there was a chlorinator in the hot tub. We absolutely love this place and we will bring some camping chairs just incase next time because we will definitely be back

This place is such a hidden gem! We visit Park city to come see my daughter periodically and now that I have found this place I will never stay anywhere else. The shower was the best water pressure I’ve ever experienced.. I’ve never slept better in my life… the bed was so comfortable! And the surroundings make you feel like you’re in a Hallmark movie. The price was less than a hotel room and you got way more amenities… down to a cute little basket of necessities in case you forgot. (I.e. tooth brush, feminine products, q-tips.) Everything was incredibly thought out and cozy. We absolutely loved our 24 hours. I wish we could’ve stayed longer, but we will definitely be back!

Great home in a wonderful location close to town, safe neighborhood, very clean, exactly as pictured. My only recommendation is the master bedroom needs blackout curtains, really bad, we couldn’t sleep past 5:30 every morning because the bedroom becomes super bright, even with the automatic blinds down. Also, the washing machine squeaks really bad when running so you can’t do your laundry at night to be ready in the morning for your next day. Otherwise great stay.

We just came home from our stay at Callie’s Airbnb with our three children aged 7, 10, and 12. We stayed for five days and had such a wonderful, restful vacation. The beds were all very comfortable, the house was clean and clutter free, there is a great comfortable couch in the sitting room that we were able to snuggle on for movie night, and we loved the outdoor space. Place was very cute and great location. How ever upon opening the front door, the cabin was 90° once we realized how to turn on the air unit it took 4hours to get the cabin to below 80°. The bedroom was still so hot at bedtime. We opened windows but because the cabin is right next to the highway you heard traffic all night. The hot tub was disgusting. Body oils floating at the top and hair as well. Water had not been cleaned or switched out in quite some time. We booked this last min for our Anniversary, specifically for the hot tub. The cabin is very cute and cozy but because of the temperature the price was outrageous for what you get. $500 a night? This is a $250-$300 a night stay.. super disappointed

Moose Meadow is our favorite cabin! We’ve stayed there for our anniversary a half a dozen times and about a dozen times throughout several cabins on the property. This was the first time we had Callie as a host. She was very friendly, responsive, and check-in and out was easy. Pricing was reasonable and definitely worth it! The cabin is surrounded by Pine trees with only trees behind it and cabins on each side. It’s more secluded than other cabins. The Jacuzzi hot tub is outside under the stars, and the main reason we love going to this cabin year after year!! It’s absolutely stunning to watch the stars while relaxing in the hot tub. Callie added rope lights around the hot tub, which was a great addition. Our friends have already requested Callie’s information, so they can enjoy Moose Meadow as much as we do. Thank you Callie for a wonderful stay at our favorite cabin!! We felt right at home and it was peaceful and very relaxing. We will definitely be back for years to come!!

This cabin looks just like the pictures, the hot tub is fantastic and on a private little deck with string lights for a relaxing evening. We found the upper deck a great place for stargazing and catching some sun without any eyes on us 😉The place was immaculately clean and had all the things we needed and more. The washer and dryer were an added bonus since we spent a lot of time at the surrounding lakes. I would highly recommend this cabin and the cute little “village” it’s in for any reason, but especially if you just want to get away from it all and just relax.

First, like to say that for anyone who wants to visit both Bryce and Zion, the town of Kanob is perfect, centrally located, and has plenty of restaurants. Callie‘s house is nestled in beautiful red rock mountains which can be seen from every angle. The house is beautifully furnished, and almost felt spot like. The views from the hot tub were incredible and just what I needed after a long day of hiking. The welcome guide on the coffee table contained a ton of information about local hikes that we would never have known about otherwise. This was our first trip to Utah and it was by far my most favorite vacation I’ve ever taken.

I have so much positive to say but limited by airBnb. The location of this cabin for us, was ideal. Yes it is closer to the main road than others but that was never an issue at all. The bigger benefit and more important benefit for us, it sits further away from other cabins. The other nearby cabins are really close together often sharing the same driveway and over all just Closer than you would guess or maybe want. This cabin is on its own little island just far enough away from anyone else to even notice they are there. It has its own easy access driveway that felt safer off the roadway and secluded. The hot tub was fantastic and like everything, it was just ready to use and enjoy. The placement of the hot tub also had a nice secluded feel, it had just the right amount of privacy without feeling just walled in. The whole cabin just felt inviting us to feel at home. Everything was spotless clean and small inclusions like zip lock baggies in the kitchen just made life so easy.

We absolutely loved the house. We had to message the host when we arrived because the house had an extremely pungent odor. When we messaged the host, she did offer to send over the cleaning staff. Honestly, I did not see how that would help. We had to out the cabin out for the night. We left to do some activities the next day and when we came back, the smell was still there. Other than that, we absolutely loved the cabin. We honestly hope to return possibly to a different cabin at the same location. There were other friendly renters nearby. The hot tub was wonderful. This was our second stay, the first stay was February 2024, And the home is only looking more beautiful, warm, and welcoming. This Airbnb listing was exactly what me and my boyfriend were looking for. Something just super quiet and relaxing. It felt so homey and welcoming, we wish we didn’t have to leave. The cabin was super clean and cute and updated. Everything worked and the furniture was super comfy, there were lots of naps taken! We absolutely LOVED the hot tub. Highly recommend - the location was amazing!! It is a short walk to the Park City Mountain ski base and about ten minutes to Main Street. The free shuttle stops are a few minutes on either side of the condo yet it's a quiet area. The condo is beautiful, well decorated, super clean and has many amenities. The bathrooms are luxe with the Japanese-style toilets with bidets and heating air vent. All the lights were adjustable. The kitchen is fully stocked and spotless. Lovely apartment in walking distance to the Park City ski lifts! Super clean and very thoughtfully equipped all around. The fire place deserves a special mention, that makes the living area a cozy and warm hang out spot after the ski days. Bus stops are in walking distance, too. I’ve stayed at 50+ Airbnb’s and this is easily in my top 5. Stylish and minimalist decor, comfortable spaces, fully equipped with all the small items you need to settle in and feel at home, especially in the kitchen. Callie’s place was beautiful! What stood out to me was how spacious the place was for a lot of traveling. Never felt crowded, and everyone had their own space. The area was great and quiet. New build and all up to date. The shower water did always take a good bit of time to heat up and did not last long for a lot of people needing showers, but we made do! Only downside (minor):There was a sulfur smell any time the sink water was run in the bathroom by the bunk room. It was such a severe smell that it permeated into the other rooms, so we did decide to use the sinks elsewhere. But it did not “inconvenience us” by any means. Was just something to mention, don’t know if there was anything wrong. We LOVED our stay! And would most definitely book here again ♥️♥️

Even though there were cabins all around you still were able to enjoy the quiet. Being able to soak in the hot tub and enjoy the stars without the noise was truly blissful. This was an amazing home with perfect location. We went in the winter and the weather was amazing! The house was laid out perfectly for our family and its remote location gave us a sense of isolation while also being close to Kanab for groceries and great food. They call Kanab base camp for a reason. We were able to hit 3 national parks and several other hiking spots while we were out. I can’t recommend Callie’s place enough! Callie made the entire experience seamless and stress-free, from check-in to check-out. We initially had concerns about the cabin being close to the road, yet it is well insulated so we did not hear the road noise, and the surrounding vegetation provided plenty of privacy. We’ve stayed in many cabins in this area over the years, from luxury retreats to small, rustic getaways, this one is by far the cleanest, best maintained and most comfortable. Callie’s house is the perfect central location to Zion, Bryce, North Rim and Page, AZ. It’s a very nice house in a well maintained neighborhood that is peaceful and quiet. Groceries and restaurants are very near by, I recommend the Bison Tenderloin at Wild Thyme, it was excellent. The house is very comfortable, loved the large sectional and both king beds. They have everything you need including several blankets to curl up in to watch TV. Good internet speed and smart TVs that you can watch whatever you want. Kitchen had everything we needed. The master walk-in shower is roomy with great water pressure and long lasting hot water. It was extra nice having a hot tub and a parking garage with remote opener which we used daily. I can’t say enough how much I enjoyed staying in Callie’s home, I wouldn’t hesitate to stay again.

Cute place! We got there and saw a street behind the house/cabin which we didn’t realize from the photos but with the trees blocking the patio where the hot tub was, we still had plenty of privacy. The place was clean, smelt fresh, hot tub was perfect, and the location had a fun shopping plaza within walking distance with restaurants near by that have yummy food. The only thing that we didn’t prepare for was that we couldn’t have glass at the hot tub area and we didn’t bring plastic cups. So bring solo cups! :) The host was so gracious after we told her that I accidentally broke something when I barely pulled on a false cupboard panel that clearly wasn’t a drawer. We tried to fix it but the host was very kind about it. We checked out feeling well rested after a short weekend getaway! Thank you, Callie!

I stayed at Callie's home for Labor day weekend. It's a beautiful cabin. Very spacious. But did run into some problems. The 4pm check in was a little to much most places are at 3pm. As soon as we entered we noticed a really bad smell in the entire home. The small wall AC unit in the living room was off so the heat of outside made the smell worse. We came to the conclusion that the smell was coming from the carpet in the living room and bedroom. Smelled like dog urine. We did also notice spider webs on the dining table light fixture when we sat down for dinner. The biggest issue for us was that there is no AC in the bedroom . It was extremely hot and uncomfortable at night. The fans were not enough. It was a beautiful home , we did still enjoy our stay despite all the small hiccups. We didn't want to bother the host with our issues because , we doubted there really wasn't much they can do. For the price , not sure if it's worth it. And probably wouldn't come back. The cabin was super easy to get to since it was right off the highway. You do hear some traffic if you are outside but when you are inside it’s pretty quiet. This was such a fabulous home base for our adventure! We went to Bryce Canyon, did some river rafting, enjoyed a small town 4th of July, then visited the Grand Canyon on our last day. The kids loved going to the pool every day, but especially when we got back from hiking. The beds were comfortable and we all slept well, which was amazing and helped us have the energy we needed for our outdoor activities. The couch was also super comfy. The entire fam watched all three of the High School Musical movies on it together, breaking out into some funny sing-along moments to seal in the memory. There was plenty of room for everyone to hang out together when they wanted, but also to have some quiet space when that's what they wanted instead. The only AC unit is a small “window” sized unit in the living room. This meant the bedroom was warm & difficult to cool. We did go to Walmart & buy a box fan to help. There is a ceiling fan in the bedroom, but it wasn’t enough. The hot tub/spa only heats to 104 degrees. That means the water is like warm. The WiFi was great! It made a big difference because our cell service wasn’t good. The property is just off the freeway, but the road noise did not bother us. It’s a cute little community with friendly people. It’s easy access to several restaurants & shops across the highway. We drove to several lakes & ShowLow. Beautiful area! There were plenty of linens provided. Callie was fantastic at communicating. Overall it was a fun weekend. I don’t know if we would rent again in the Summer because of the warm bedroom.

My husband and I needed to get away for a few days from the craziness of our lives. We thought this would be a very small cabin, but it's actually pretty large. It sleeps up to six and is designed perfectly for up to six people. It was just the two of us so it was very roomy and comfortable. It's hard to say what we liked best, either the stargazing deck or the hot tub. Both were wonderful. We saw a falling star and it was so amazingly beautiful, so the stargazing deck might have been our favorite. We tried out several of the restaurants in the area and they were all very nice. Toadstool hike close by and fishing at Jackson Flat Reservoir was actually super fun for the kids and there’s a paved path all the way around, great for bikes and walks. Location to Zion NP was convenient… Boarded our dog at Happy Horse and Dog which is just 10 mins south of Kanab and excellent. We’ll have to come back when the North Rim of Grand Canyon reopens for the season! Great place to stay!

The house was spotless, incredibly comfortable, and stocked with every “extra” we could ever need (coffee, every kitchen appliance imaginable, chip clips, Ziploc bags, shampoo/conditioner/body wash, plenty of towels for the hot tub/pool, 2 different types of detergent for the washing machine, utensils for the grill, coolers, fire wood, extra paper towels, cozy blankets, phone chargers, and so much more— literally every detail was thought of!!). The hot tub was such a treat after long days of exploring Zion and Bryce and the peaceful, beautiful location made it even better! The host was so friendly, welcoming, and made everything easy. We arrived around 9:30 PM for what was supposed to be a three-night stay. The property was sealed up tight, and when we entered, there was a faint but unmistakable smell of gas. We opened all the windows and went straight to bed, hoping it would dissipate. The next morning (with windows opened), my wife put a pot on the stove to heat water for tea. Thankfully, she stayed nearby—because debris under the burner caught fire, causing smoke. I notified the host, expecting some degree of concern or responsibility. Instead, I received a casual, “Oh, thank you for letting me know! I’ll inform our cleaning team so it doesn’t happen again.” No apology. No accountability. Adding to the sense of neglect, we found two mostly eaten bags of chips in the cupboard. It was gross. This place has all the charm of a seedy motel and none of the attention to detail or care that makes a stay enjoyable. We left the next morning and are now hoping for reimbursement.

Moose Meadow Cabin is a nice cabin that Callie has. It does have some older features such as the hot tub,TV with Roku that works when it wants lol so just be prepared for that. The positive things of the cabin was the bed ! We brought our own topper to place on it and with that it was like sleeping on a cloud. The cabin is very clean, comfy,cozy and is around other cabins that are much closer then the pictures show. You can hear what the other people are watching on TV when windows the are open. I recommend Moose Meadow for a little romantic getaway for a couple. Happy travels !😁

Our family of 6 (kids aged 2 to 15) stayed here for our spring break. The house is relatively new and was very clean. The beds were very comfortable. While the older kids liked hanging in their bedrooms in the evenings, my wife and younger kids enjoyed the "great" room. The kids used the pool and jacuzzi every day when we'd get back from our adventures. As far as exploring the area with our family - everyone loved the Sand Caves, Toadstool Hoodoos, driving though Zion, and the guided ATV adventures to Peekaboo Canyon and the Grand Chamber. Our favorite restaurants were Escobars and Rocking V ... we went twice to each of those, plus Taro had the best coffee that we could find. The Japanese Fusion place was also good...the kids loved the Bento plates. We would stay here again.

We loved the peaceful location - close enough to Kanab for groceries and the occasional meal out, but just amazing to see the valley and hear almost nothing but the desert breeze. The house was immaculate and amazing. Clean and the best appointed AirBNB I’ve stayed at yet. Beds were comfortable and the kitchen was open and well stocked with utensils. We loved the location - 1hr to Zion, 1-1/2hr to Bryce, and about 1hr to Lake Powell. We would definitely stay again! Callie was a fantastic host!

House was extremely well laid out - private - and had a lot of activities for kids (and adults) to play: ping pong, games, axe throwing (plastic), etc. Kitchen appliances, spices, tea and coffee, cooking needs were well stocked. Appreciated this! We enjoyed our stay and would book again. Nice location in between attractions - Zion, Bryce, Sand Dunes, Sand Caves, etc. At first we were looking at places in Springdale - but now prefer Kanab! Great restaurants and not crowded. Traffic into Zion not an issue - the drive is beautiful - we did it multiple times. If you have a family and/or are looking for a nice place to home base from for adventuring - this is it.

Very nice, new home. Very private and everything you could need was there. The pool was just recently finished so it was not warm enough to enjoy it- and with a recent windy week it could have really used a cleaning. Hot tub was great for star gazing. The home could use a good cleaning. The dryer had more lint in it than I have ever seen. When I pulled it out to clean it, mountains of sand fell out and so much lint was in it that it got jammed in the trap. I had to vacuum it out. We were trying to just dry hot tub towels. All fans in the house need a desperate cleaning. We did not turn any on due to the amount of dust. We had to wash several dishes, pans and the griddle before using. We were a little disappointed with that for the amount we paid to rent the facility. Overall nothing that ruined the trip. Plenty to do in the area of Kanab, and overall we enjoyed the facility. The rooms and bathrooms are spacious and private.

We came up from the valley for a staycation here in Arizona for our kiddo spring break and what a perfect place to do just that. This house was incredible with more room than we needed for the two of us. The entire place was very clean with high-quality fashionable furniture. We parked our small suv in the garage and there was still room for a second car if needed. Everything was functional and easy to use from the kitchen, televisions, the laundry room, to hot tub on the patio. We used the gym in the community center and the indoor pool looked nice, although we did not have a chance to use that. The outdoor pool also looked nice, although is was closed for the winter. It was about a 5 minute walk to the community center building through a beautiful neighborhood. The trailhead to Tom's Canyon trail starts just down the street and is a nice scenic hike. The location was very convenient for us to take day trips to Zion NP, Bryce Canyon NP, and the Toadstool hike.

Kanab was a perfect base camp for Zion, Bryce, Pink Sand Dunes, Buckskin Gulch, The Wave, White Pocket and many more. We had a wonderful stay at this cozy cabin after Christmas! The star-gazing deck and hot tub were definite highlights—perfect for relaxing and enjoying the crisp winter nights. Despite being near a busy road, the trees surrounding the cabin provided a nice sense of privacy, and while we could hear some traffic from the 260, it wasn’t overly distracting. The cabin was warm, inviting, and the perfect size for our family of four. We loved the convenient location, especially being able to grab a delicious lunch from the Groovy Gringa food truck at 260 Brewery just across the road. My family and our two dogs enjoyed our small getaway. Callie’s cabin is the perfect example of a peaceful stay which is just what we were looking for. We didn’t leave the cabin because we just went to unwind from everything but she does leave a list of nearby places which is great for those who want to explore. We left relaxed and hopefully will be back in the future.

Bear Paw is tucked away in a cozy corner of Heber-overguard across from bison ranch. nice location for walks with your pet and easy access to the 260 if you want to go explore the great outdoors. the hot tub is a excellent addition to the cabin and great on cold nights! the fire place puts out heat to warm you and your family while watching a movie on theTV. I think the bed and couch could be changed out, some of the fixtures and decore were a little dusty but overall the stay was relaxing and we enjoyed it!!

Our host was amazing. Communicated very well and made sure we were well prepared! Our trip entailed my husband, my two year old and myself! This cabin was the perfect size, and it was isolated and cozy! The fireplace kept us very warm, and the heaters worked very well! The pullout bed in the living room was great since we wanted to be close to our toddler and not worry about him on the stairs! There was a family dollar that was a quick 10 min drive to get any groceries we needed. There was an AMAZING coffee shop near by called Sanders Coffee co,! We spent most of our time hiking, exploring, and enjoying the views! Overall we loved the stay, the host, and the area! Would definitely recommend it and stay again!!

We had a wonderful time my co-worker and I. It was very relaxing and we had a lot of laughs. The only thing that I would might suggest is maybe some instructions on how to use the heater. Lol we are two city girls and we failed at trying to work that thing. Also some instructions on how to use the television. We ended up just using air play from our phones because it wasn’t letting us move forward after we selected our dates of stay. The kids loved the bunk beds and pool, and we loved the spacious walk-in closet (not something I realized I needed, but so helpful for organizing our packing cubes in an unobtrusive way) and beautiful primary bedroom. This home was in a brilliant location; it allowed us to easily access Zion, Bryce Canyon, and Antelope Canyon during our visit and was the perfect retreat. Callie's place was a dream! We had 4 adults and 4 kids in our group, and the set up was perfect. Loved that there was a king bed for each couple and the kids had so much fun in the bunk room. We could tell right away that Callie puts so much time and care into this rental. It was so nice to be well stocked on supplies like tp, paper towels, trash bags, dishwasher pods, detergent, etc that most rentals do not provide. We loved the backyard space, the pool area, and the neighborhood. Callie was very responsive when we asked for recommendations and always super helpful. When you walk into Callie's house it will take your breath away!! I have stayed in many Airbnb and VRBO's, Callie's is the best by far! First you see is the huge LR that is open to the kitchen, perfect for couples (we traveled with another couple) and families. The house has 2 primary bedrms which was so perfect for us! We didn't need the 3rd bedrm but it is so perfect if bringing young kids or teens! The house is beautifully decorated with pictures of all the canyons, which get you so excited for your upcoming adventure!! The bathrooms and huge closets are a big plus! We also loved the hot tub! The grounds are so beautiful and many areas to sit, relax and enjoy the amazing views!! I also loved the company of a cute bunny that graced my presence while outside relaxing ☺️ Callie is an amazing host, very responsive which I so appreciate! I can't recommend Callie's house enough, if I could give more than 5 stars I would! We will definitely be back!!

You can tell that Callie really puts an effort forward to make sure her quests feel at home during their stay with a lot of little extra things she has in place that many other of the Air B&Bs we've stayed at didn't. The house itself is very nice and setup nicely from the bathrooms to the living room, to the beds to the nicely stocked kitchen. This is a beautiful, lovely home and we loved every minute of this stay. One of the best Airbnb experiences, if not the best, that I've had. It was the perfect size for us, everything is so well thought out and so organized, it was super easy to make ourselves at home. Callie was so helpful and communicative. The grocery store is 5 min away and we were only 30 min away from the back entrance of Zion, but there are other great hikes close by like the Sand Caves and the Coral Pink Sand Dunes, among others. If we ever come back to Kanab, there is no question, we will want to stay here again. Also, it is located in the most beautiful neighborhood with the rocky hills surrounding it, absolutely idyllic. We spent three nights in this wonderful house from where we could easily visit Bryce, Zion, Antílope and Coral Pink Desert Dunes. Everything is between 40 minutes to 1:20 aprox, and the place is superb. It has all things you could need for cooking, washing, relaxing at the very large jacuzzi watching stars, or sit around the fire pit under the Milky Way. The beds and pillows are new and excellent and also are the bathrooms. The living room and the kitchen with all large windows make a great open space for enjoying with the family, the automated shades make it even easier. The large garage is very convenient and it fits a large car plus it has a ping-pong table. The air condition works seamlessly keeping cool the place even in August with high temperatures. The house and the views are beautiful we would come back for sure. Finally, the arrival instructions were very clear, flexible and simple, which is great when traveling with uncertain schedules. The house couldn’t have been more perfect for us and our two kids (4 and 3)! It is easily one of, if not the, best Airbnb we’ve stayed in. We loved being so close and accessible to so many great areas to explore. The town of Kanab was wonderful too, with lots of food options, easy grocery stores, and everything is close by. The house was clean, had truly comfortable beds and furniture, plenty of blankets, and we loved having access to laundry. We felt safe in the neighborhood and the views were amazing to wake up to! We even loved spending time in the backyard where the kids looked for lizards, explored all the items around, ate dinner on the patio, and we watched the stars after the kids went to bed. There wasn’t even background noise, just the sounds of nature. It was incredible. Check in and out were incredibly smooth (and we didn’t have to do a ton of stuff before leaving, which was really nice!)We thought this was going to be a one time trip, but we can’t wait to stay here again!

We had a great time at Callie's place in Kanab! 4 adults, 4 kids, and an infant! We all fit comfortably and had all we needed for our stay. Great location as it was a short drive to the sand dunes and the museum and under an hour to Zion back entrance as well. We have entered though Springdale before so it was nice to enter through the back of the park, this route is more windy so be prepared if you or the kiddos get car sick easily. We drove nice and slow through to enjoy the amazing views and even saw some mountain goats! Lots of deer came up right behind the home too one evening which we all loved seeing.
